McDonough, Holland & Allen Tenant Improvements


The tenant improvements for McDonough, Holland & Allen’s new legal offices at 500 Capitol Mall were built concurrently with the core and shell of the 26-story, Class A high-rise in downtown Sacramento.

Early value engineering efforts resulted in $600,000 in initial cost savings over the “plan and spec” bids. This process allowed the client to meet its tight budget constraints while maintaining a high level of quality. Through strategic planning and collaboration with the core and shell team, Rudolph and Sletten was able to accelerate the construction process and allow the client to beginning operations in the facility two week ahead of schedule.

Close coordination with the core and shell team for construction constraints were vital to the success of this project. The three floors were constructed concurrently, posing unique schedule-driven challenges to this first class legal tenant improvement.
